The City of Clyde Hill would like to help make the process of building a new home as easy and fast as possible.  Please consult the Building Department personnel who will assist with procedural details and determine what permits will be required for your project.  Most new home projects require the following permits and determinations: 

•  Original Grade determination
•  Demolition of existing structure
•  SEPA (State Environmental Policy Act), required when more than 100 yd³ of material are imported/exported
•  Fire Sprinkler - requirement determined by the City of Bellevue Fire Department
•  Building 
•  Mechanical 
•  Grading 
•  Electrical  - issued & inspected by the Department of Labor and Industries
•  Plumbing and Gas Piping  - issued & inspected by the Seattle-King County Dept. of Public Health
•  Street Openings for each utility:
  • Water and sewer - City of Bellevue
  • Gas and electricity - Puget Sound Energy
  • Cable TV - Comcast
• Driveway and/or Right-of-Way Use 
• Landscape Review 

A pre-application meeting is required for all new home projects.  The architect must attend this meeting.  The homeowner may choose to be present and it is a good idea for the contractor to attend as well.  At this meeting the Building Official will review with you all required setbacks, height limits, lot coverage and other zoning requirements.  The City Engineer will review erosion control, drainage and detention requirements, right-of-way use details and utilties hook-up.
