Original Grade
In Clyde Hill, all height restrictions and limitations are measured from original grade. The original grade of a property is defined as the topographic characteristics of the lot, tract or parcel that existed at the time of incorporation of the city (March, 1953). To determine these original grade lines, the City Engineer uses a current survey submitted by the owner together with site characteristics, historical photos, and land records. The original grade for a property need only be determined once; therefore, if an original grade is on file for a property it can be used to determine all future building/structure heights.
When a new home, accessory structure or addition are planned, the original grade lines must be shown on the site plans.
